How to get Land Conversion Certificate Online?
The process of obtaining a conversion certificate online involves visiting the official website of the revenue department, filling the application form, and uploading the necessary documents. This is an affidavit-based land conversion process. All you have to do is follow these steps for an online application for land conversion in Karnataka-
- Visit the Land Records Bhoomi website which is the official website for land records set up by the Karnataka government.
- Register yourself using your name, email address, mobile number, Aadhar number and address.
- Enter your desired username and password after which an OTP will be sent to the registered mobile number.
- Enter the OTP and click on proceed to continue. If you already have an account enter the username and password to proceed.
- Click on affidavit-based conversion to continue.
- Upload scanned copies of the affidavit, RTC, property mutation document, 11E sketch (if applicable), etc.
- Once you’ve uploaded the required documents, the concerned authorities will carry out the necessary verification and reviews. Once approved by the DC you will have to pay the necessary fees after which the printable land conversion certificate digitally signed by the DC will be issued.
Process of Obtaining a Conversion Certificate Offline
The process of obtaining a conversion certificate offline involves visiting the local revenue department or the village panchayat office, filling out the application form, and submitting the necessary documents in person.
- You must first ask for conversion authorization. To request the same, you must apply to the Deputy Commissioner or the Collector. A few papers, such as the land record certificate, copies of the land map, the measurement plan, and the letter of mutation, among others, must be submitted with your application.
- Verification is conducted by surveyors and case workers appointed by the concerned authorities. The relevant authority will check the information you provided about the property through the Tehsildar’s office after receiving your application. An officer will visit the location to determine whether it is unoccupied land.
Your application can be turned down if the property is under dispute. Similarly, to this, any existing structures or high-intensity power lines could result in the application being rejected.
- If your property is located inside the municipal boundaries, the sub-divisional officer or collector will confer with the Planning and Development Authority to verify the master plan. They will also look for any issues with the land. Any objections will be filed in writing to the relevant authority if there are any.
- The CLU (Change of Land Use) application will be accepted if all goes according to plan. You must, however, comply with the prohibition against using the land for any other purpose and ensure that the CLU charges against you have been dropped. Additionally, you must give the Tehsildar notice of CLU within 30 days for the necessary adjustments to be made to your property record.

The documents required to obtain a conversion certificate include the title deed, land use certificate, and the revenue record of the property. These are the documents you would be required to submit-

- The title deed of the concerned property
- Land registration certificate
- Sketch of the land or copy of land map and records
- Copy of the site and proposed building plans
- Registration certificate of the architect
- Mutation certificate
- NOC from concerned authorities
- Form 10 to prove occupancy
- UDA issues zonal certificates
- Survey map
- Copy of the Land Tribunal Order
- Latest tax deposit receipts as proof of paid dues
