1. Visit the website - https://sevasindhu.karnataka.gov.in/
2. Click on the department and services option. Then, select the Bangalore Development Authority option.
3. Select the application for the new e-Khata option.
4. You’ll be directed to the new page. Read all the instructions and click apply online button.
5. Click the register here option.
6. Enter your Aadhar card number and click on the next option.
7. Fill in the applicant details.
8. Verify the details, select the yes button, and submit.
9. Click on the “attach annexure” option.
10. Attach the annexure and click on the save annexure option.
11. Select the e-sign and submit to proceed.
12. Click on "I agree with the above user consent and eSign terms and conditions." Select the authentication type to continue, and Click on OTP.
13. Enter your Aadhar Number and click on get OTP.

Recent News and Updates on E-Khata
The Karnataka government has made e-Khata mandatory for property registration starting this October, aiming to reduce fraudulent property transactions. The BBMP has tested an online e-Khat issuance system to facilitate easy property documentation. You can now apply for a new e-Khata for properties in BDA layouts and BDA-approved private layouts not handed over to BBMP. The Bangalore government has announced property tax details for 2024-25, which can be accessed through Seva Sindhu, Sakala, and online RTI.
In a press release on October 11, 2024, the BBMP chief commissioner announced that draft e-Khatas for around 22 lakh properties organised by the ward are now available on its portal. Property owners can access records by entering the ward name and number, which can be found on property tax receipts.
After selecting a ward, users will see a list of draft e-Khatas for that ward, arranged alphabetically. This system allows property owners to find their records, especially if searching by name proves difficult. Once users locate their property, they can download the draft e-Khata.
In another press note released recently by D.K. Shivakumar, Hon’ble Deputy Chief Minister, stated that ARO offices have been expanded to give e-Khata to citizens smoothly. It also offers 1000 additional case worker logins, 200 additional ARO logins, and any undue by anyone, BBMP will take action, and citizens could meet another ARO/Case Worker.
