After demolishing a building in an apartment society, how is new portion of land allotted to owners ? Equally or by UDS?

As per the Real Estate Law, when you purchase a flat in an apartment society, you are paying for 2 things:
  1. the actual flat where you will reside
  2. The proportionate share of land where the project is built.
So let's say that the apartment society is built on 10,000 sq ft area of land and there are 100 flats of equal size each. Then your share of land would be 1%. The sum of all UDS or the undivided share of land is equal to the total area of the apartment society. On demolition, you will get that proportionate share of land, that you initially got during the purchase of the flat.
