I recently bought a flat which is on the 16th floor. While checking for the prices of different flats in the project, I learned that the higher floors are more expensive. I asked the seller why higher floors are more expensive. Here is what he told me.

The seller informed me that higher-floor apartments have the awareness of being more secure. As a result, Higher-floor apartments become more luxurious and desirable.

  • Prestige

He also said one of the major reasons why are top floor flats more expensive is because of the view. Higher floors have access to the skyline view and are very demanding thus the higher price.

Last year when we booked our new apartment on the 5th floor, we were immensely happy. However after a few days, we learnt that the apartments on the ground floor or 1st floor are cheaper. Their prices were about 5 Lakhs less so my husband and I decided to ask the officials

Are apartments on higher floors more expensive?

Yes. Apartments on the top floss are more expensive than those on the ground floor. To explain the reason, let me state the advantages one gets from living in a top-floor apartment.

  Ventilation:

Our building is surrounded by two other buildings on both sides but they are about 3-storey buildings. The people living in top-floor apartments enjoy great ventilation, free flow of air, and enough sunlight. But the people living on the ground floor apartments lack these benefits.

  Insects:

Insects mostly thrive in damp and cold places but apartments on the top floors are not damp unless surrounded by buildings. They are automatically saved from pest attacks unlike apartments on the ground floor.

  Security:

A thief will try to steal things from ground-floor apartments and will not risk climbing above floors. Hence people living on the top floor are more secure than those living on the ground floor.

  Less noise pollution:

We have a parking area allotted within the project and you can hear vehicles coming and going anytime from the ground floors. However, if you are living on the top floors, you will face less noise pollution and get less disturbed as well.

  View:

I chose the 5th floor so that I can get a clear view of the sky and lake situated near our building. But people living on the ground floor have no option. All they can see are the walls of the building in front of them. 

  What are some of the disadvantages of living on top floors?

There are some disadvantages of living on the top floor apartments as well like:

  • Hassle of moving goods, furniture, luggage and more

  • In summer people living on the top floor apartments are bound to use ACs as the direct exposure to sunlight makes their room too hot

  • Trouble in leaving the building in case of fire breakout, earthquake or other problems

  • If the elevator or lift fails to work for even a day, it becomes difficult to climb so many stairs
