Builder of a flat in Shamshabad area has Completion certificate (CC) but no Occupancy Certificate (OC). So is it good to buy that flat?

CC or Completion Certificate is a document where the government approves the project being in accordance with the building rules and standards. It includes aspects like building as per the floor area ratio limit, structural design, quality specifications of construction, distance from surrounding buildings, height of the building, number of floors, etc. On the other hand, OC or Occupation Certificate is issued by the government after the project has been completed and the building meets the government standards. It implies that the building has necessary equipment and other facilities required to be installed in a building. It also implies that the building is safe to be occupied by the occupants. Only CC cannot be enough to prove that the building is in accordance with the government standards. OC is also required to prove the same. In absence of OC, home owners can face issues like: 1. Your property can be classified as an unauthorized structure and your occupancy will be deemed as illegal. 2. OC is an important document at the time of loan application. The bank won’t approve the loan unless the applicant submits the OC. 3. The authorities may disconnect the amenities like water, sewage connection, electric supply and more if you cannot provide an OC.
