Hi there. I went through a bad experience while vacating my rental flat a couple of months back. My landlord had kept 15,000 rupees from the security deposit for painting work. When I asked him to release the complete security deposit, he stated that the painting work needs to be done and you will bear it. There was no such mention in the rental agreement. Can a landlord charge tenant for painting?

Usually what happens is, a tenant is asked to give the deposit amount and from it, several charges get deducted. In my case, I had given Rs 65,000 as security deposit but I will get only Rs 50,000 back when I leave. The owner will deduct Rs 15,000 for painting the apartment so such cases are justified. But if you are leaving and no such terms were mentioned in the agreement, you need not pay any money to the owner. 

How much can landlord charge for painting?

It varies from one owner to another. Usually, a month’s rent is charged for painting but it can be more or less as well. Just make sure all terms and conditions are mentioned in the agreement. If you ever feel no such conditions are levied in your agreement, still you are asked to pay for it, lodge a complaint against the owner.
