A few weeks ago, my colleague asked me, can a landlord deny rent agreement in India? I informed him, in India, a landlord cannot unambiguously refuse a prospective renter a rent agreement. But, yes, a landlord can deny entering into a rent agreement because of several reasons which I mentioned below for you.

  • If the landlord is not satisfied with the tenant's background check or references.

  • Concerns about the tenant's financial stability and ability to pay rent on time.

  • if the tenant's intended use of the property (such as commercial use in a residential property) does not match the landlord's expectations.

  • Some landlords may have personal preferences or biases that influence their decisions.

  • Any previous legal disputes or issues with the tenant that make the landlord wary.
