As per RERA, a builder can not make any changes in the plan once it has been sanctioned by the authorities. If a builder wants to make alterations in plan of your individual flat, then he will need your approval. If the builder wants to make alteration in the entire layout of the project, then he would need a consent from two thirds of the total buyers in the project. Incase of any deviation by the builder, the buyers have rights to cancel the booking and seek refund with interest from the builder. The buyer can also reach out to the consumer forum for the same.
