There is a separate procedure which must be followed for transfer of property as a gift deed by the GPA holder. 

If the POA has been conferred with such authority then he/she can execute the sale agreement within the blood related family members. However, mind you GPA is not considered valid for the sale or purchase of property. It will only be valid via legal process that is getting a conveyance deed registered and stamped under the respective state government.
