Yes, landlords can include a clause in the rent agreement saying that the tenants should stay compulsorily for 11 months at the property. This is because the current Rent Control Act is largely in favor of tenants but only applies to lease agreements of at least 12 months. Establishing an 11-month pact helps landlords to take preemptive measures for eviction. However, on rent agreements signed between the landlord and the tenant for a period of up to 11 months, the rules of the MTA will not be applicable. This also means that neither the landlord nor the tenant will be able to cite the rules of the model law in case of disputes.
