Tamil Nadu has the Regulation of Rights and Responsibilities of Landlords and Tenants Act, 2017. It prohibits landlords in the state from evicting their tenants quickly if they did not sign written rental agreements. The law took effect on February 22, 2019, and registered those agreements with the rent jurisdiction, according to the Madras High Court.
The judge made it quite clear the 2017 Act's benefits could not be obtained. If any oral agreements between the landlord and the tenant were established after the 2017 Act went into effect. And the written agreements were never recorded with the Rent Authorities. It's worth noting that he decided that individuals who had oral agreements before the 2017 Act went into effect would be able to remove their renters under the new law.
