Whether you can rent out a house for more than 25 years depends on a number of aspects. As per my understanding, long-term leases lasting more than 25 years are acceptable, but there may be legal restrictions. You are allowed to claim your part of the property's rooms. As stated in section 65 of the Limitation Act, 1963, the statutory period of limitation for possession of immovable property or any interest therein is 12 years for private property and 30 years for government, state, or public property from the date the trespasser adversely possesses the property of the true owner. However, it’s better to consult with a legal expert to know about this.
