When the Bruhat Bengaluru Mahanagara Palike (BBMP) was established in 2007, the officials created the idea of 'khata.' The goal of implementing khata was to make collecting property taxes in Bangalore easier. The BBMP began keeping two different registers in place to limit any duplication. First one, known as the 'A Khata,' is a list of legal estates in Bangalore, however the second, known as the 'B Khata,' is a list of unapproved or mostly legal estates in Bangalore.
B khata to A khata conversion charges:
B khata to A khata conversion cost for a khata certificate, you must pay Rs 25 (per copy) and for a khata extract, you must pay Rs 100 (per copy). A copy can be obtained from the relevant associate revenue officer's office or some of the public regional offices. A B khata can be converted into an A khata if the owner pays all outstanding debts, including property tax, DC conversion charges, and BBMP betterment taxes.
Documents required for khata conversion:
1) The order in which the land was converted from agricultural to non-agricultural usage.
2) The location of the property is depicted on a blueprint, Title Deed or Sale Deed.
3) Copies of property tax receipts that have already been paid.
4) Dimensions and other parameters of the property are shown on a blueprint.
5) Khata extract and occupancy certificate.
6) Any repair fees paid must be documented.
7) Some other paper that is needed for the transfer
