Registration or registry is the process of making payment towards stamp duty and registration charges to get sale deed and other documents legally recorded with the Sub registrar. While a patta document is the revenue record which showcases details of previous owners of the property and all the property related details.

Here are is a list of core difference between patta and registration:

Patta Registration

Patta is a record of previous owners and property ownership along with property details

Registration is a process of making payment towards stamp duty and registration charges and it is the entry of sale deed

Patta is issued by the government to the owner of the property as a title deed

Registry is registration of sale deed in a registrar’s office in front of witnesses

If you have been through property registration process, you must have come across the terms patta of land and registration of land. The terms "patta" and "registration" refer to different facets of property ownership. Registration formalises the real estate transaction, securing the transfer of ownership rights from the seller to the buyer and giving legal protection for the buyer's interests, whereas patta establishes possession and cultivation rights. Previously there were no written documents or agreements regarding the ownership of land. All were done verbally. In fact, there are still some places in remote areas where cultivation is done on respected lands by the farmers but such divisions are nowhere mentioned in any document. But now, if you are going to use a land for residential purposes or commercial, you need to get it registered. Patta Registration is a legal document that serves the purpose of showing who is the owner of the land mentioned and is issued by the government so no dispute over ownership can occur in future. Patta is basically the record of rights and thus, it is better to get it as soon as you buy land. I hope you now know the patta land meaning and if you want to know more details about it, read it here.

Can land registration without patta be done?

As far as I know, land registration can be done without patta. If you are able to provide the sale deed or parent document, you can get your land registered but in several other cases, trouble can occur in the absence of patta so I would personally suggest you to acquire it as soon as you can.

Patta bhoomi means a land deed, thus, during a rise of dispute, it can be highly useful to furnish all the records of the owner or to state the lawful possession of the property.

In simple terms, a patta is more concerned with the details of the owner and registration is more concerned about the transfer of property from one person to another. Patta Registration might not be made compulsory but in most of the cases, you will be asked to furnish it to complete the particular process quickly.
