I think you cannot sell this property as this property is a government allotted property. As Grama Kantam lands have no titles. You can only construct a house on the land. You will get building permission from Gram Panchayat/Municipality/GHMC. But you will not get a loan. You can stay/reside in the property but cannot alienate. You can always contact your local advocates to for any of your problems related to land and property.

I have heard about gramakantam land from my grandfather. He told me that a gramakantam is a govt. open land for public usage under gram panchayat. In several cases, gramakantam does not have a survey number and they lack symmetry of the size. There are certain restrictions on purchasing or selling this type of land. Let me tell you more about gramakantam land rules in Telangana.

In 1929, authorities conducted a survey under the Survey and Settlement Act in which they surveyed every village and allotted certain land to settle down villagers who had come from different places to stay and those land were not assigned the survey numbers. Those land are known as gramakantam land.

Can we buy gramakantam land in Telangana?

In the Registrations Act, 1908 section 22(A), some properties are specified as prohibited properties that can’t be registered. I want you to know that government lands are also mentioned on the prohibited list and can’t be registered, purchased, or sold.

The govt. has discretionary powers to take back gramakantam lands as they are considered government lands that are on the prohibitory list in the Registrations Act, 1908.

However, the govt. has the authority to convert a gramakantam land for registration. The honourable high court of Andhra Pradesh has given a judgement wherein a person can register, sell, and buy a gramakamtam land that has a built property over it.

After that, the government came up with a G.O.361, wherein properties with house numbers can be registered i.e, sold and purchased.
