Hi, 1. Property Tax calculation reg OC received during Apr 2021 Permanent BESCOM connection energized during Oct 2021 Residents staying in temporary power & DG from 2018 onwards Some of the residents done registeration during 2017-18 & some during 2019-20 BBMP demands to pay from 2018 onwards for all residents, which we refused & appelled to higher authority. Question: from which date property tax will be calculated ? 2. Betterment charges & Penalty Builder got khata during 2011 & now refused to pay the betterment charges. We purchased the property during 2020. Now BBMP informed residents need to pay betterment charges split based on UDS. BBMP demanding to pay along with penalty Question: From which date penalty applicable? How much is the penalty as per rule ? Pls advise. Thanks

In India , property tax needs to be calculated and paid each year. There are options where a property owner can clear any remaining property tax backlogs.

Since, you purchased the property in 2002. You should pay taxes and all the extra charges incurred from the date of purchase onwards. Any and all backlogs should be cleared by the previous owner. 

The betterment charges will need to be paid by the current owner now i.e., you  as you are the new owner, The penalty which is incurred by the builder needs to be paid by him. Penalty date is applicable after the end of submission period. You should ask the builder for proper documentation to track the dates and know the exact charge.
