Hi I am from Hyderabad I have only property tax receipt and no documents of the property I want the sale deed or certified copy of the property . How do I get it?

Hi Pal,

One of the most important legal papers in the purchase or selling of a property is the sale deed. A legal draftsman will create a sale deed on non-judicial stamp paper with the required value following the stamp statute of the specific state in question.

Today, stamp papers are only available for purchases up to a value of Rs.100 in various States, including Andhra Pradesh and Telangana. The parties must utilise five to six non-judicial stamp papers, and the remaining sum must be paid using the Challan Payment System (AP), stamping, and other mechanisms made available by the State Government (in other States).

House registration process in Telangana:
  • Create a login ID by going to the 

Telangana Property Registration portal.
  • After paying the stamp duty and registration cost, upload all the paperwork needed for Telangana land registration.

  • Schedule a visit to the sub-office. registrar's (SRO).

  • Go to the SRO.

  • The officer at the SRO should draft your check slip based on the deed information Telangana supplied during document upload, making any necessary adjustments as needed.

  • Following the creation of the check slip, an E-KYC is carried out, during which the registered parties' fingerprints are acquired and cross-referenced with the Aadhaar database.

  • The payment of stamp duty, registration fees, and other necessary costs will be validated using the given challan after Aadhaar verification is successful.

  • Endorsements are printed on the document being registered after payment has been successfully verified.

  • The sub-registrar will then register the Telangana land registration documents by assigning a document number and obtaining the parties' thumbprints.

  • Following the scanning and uploading of the Telangana land registration paperwork to the portal, the user may download the document from the portal.

  • The applicant will be instructed to make the necessary modifications and resubmit the application if the verification is unsuccessful.
