Hey friend,
Owning a home has been my dream since I was five years old. Young me was not aware of the technicalities of owning a home. I did not know that flat registration is a necessary part of owning a property.
Your property needs to be registered per the law prevalent in the state in which it is bought. Every state in India has different rules for Flat Registration. For Example, flat registration in Delhi might have different regulations than the flat registration process in Mumbai, Kolkata or Hyderabad.

Builders need to register their residential societies under RERA(Real Estate Regulatory Authority), whereas regular buyers need to register their apartments/flats with the local registrar.
Importance of Flat registration:
A house is an immovable property. Purchasing a flat is a transaction of immovable property. The transaction does not take effect unless the flat is legally registered.
To have ownership over the flat and have your name added to the state's land records, is a crucial piece to complete the registration.
When I purchased a flat from the NoBroker website, the legal team recommended that I complete the registration process. The legal team helped me prepare documents for the NoBroker registration process.
I made copies of the following documents for the process:
Passport issued by Government of India
Driving licence issued by Transport Department
PAN Card issued by IT Department
Ration card issued by Civil Supplies Department
Voter ID issued by the Election Commission of India
Bank Passbook with Photo
Photograph capturing Frontal view of the property (8/6 inches)
GPA /SPA, if any in original and its Photostat copy.
Here is the apartment registration process I followed:
-
I visited the Sub-Registrar Office with the document to be registered.
-
My documents were collected and verified with the database.
-
I paid the stamp duty, registration fees and other requisite fees
-
The Sub-Registrar verified my application and assigned the Regular Document number
-
The registered document is scanned and uploaded on the portal (State Land Revenue Department)
-
In case the verification is unsuccessful, the applicant will be asked to make necessary changes and re-submit the application.
