If you want to transfer your self-acquired flat to your wife, then you can do it through a gift deed. Under this, you can gift your moveable and immoveable property without any exchange for money.
To gift your flat to your wife, all you need to do is to draft a deed on a stamp paper, get it attested by 2 witnesses, and register it in the office of the registrar.
As per the Registration Act, 1908 (Section 17), the transfer of a flat needs to be registered, failing which it’d become invalid. The gift deed is irrevocable and your wife will be the rightful owner once the deed is transferred.
