What is FSI?

FSI is Floor Space Index, also known as Floor Area Ratio. It is the maximum area which can be constructed on a piece of land. FSI is determined by the local municipal bodies. It is important to follow the guidelines and determine FSI in order to determine land capacity, safety, ventilation, adequacy of water supply, sewerage system, etc.

How to calculate FSI?

The formula to calculate FSI is simple. 

FSI = Total Built up area / area of plot

Let us understand this better with an example. Suppose you have a property where total built up area is 1500 sq ft and area of plot is 1000 sq ft. then FSI will be 

FSI = 1500/1000

FSI = 1.5

The FSI according to this calculation is 1.5.
