The maximum number of floors allowed on a 200 square yard plot in New Delhi depends on the Floor Area Ratio (FAR) of the plot. FAR is the ratio of the total floor area of a building to the area of the plot on which it is built. According to the FAR calculator by Prithu Homes, an FAR of 200 means that you can build a two-story building on your plot or a four-story building over half of your plot. However, the number of floors allowed also depends on the height of the building. Until 2007, the height of a residential building was limited to 15m only. So 15 m means 4th floor, but yes, if you make your ceiling height low, you can go for the 5th floor with an overall height of 15m for the building. The 5th floor allowed in Delhi since 2021. The height got increased to 17.5 m but only if the building has stilt parking.
