So, you have to be very mindful and check what is the area of the property you will be residing in. Areas such as lifts, shafts, and utility spaces are added to the built-up area. So, before finalising the deal you should check the brochure and see the personal space you will be getting. And definitely visit the site and check the space before investing in a property. The minimum carpet area for 2bhk should not be less than 300 sq ft.

Hi there,

Spaciousness is actually a matter of perception and smart organisation. By far you must have read and understood what could be the standard size of a 2 BHK house or what is the minimum square feet for 2 BHK. As pointed out by Mr. Rahul and Miss Surbhi, the size of a house can be different for different states. I know this because I have a personal experience regarding this. I recently moved to Bangalore from Mumbai and I could clearly feel the difference in the size of rooms of similar configuration flats i.e. 2 BHK. In Mumbai, I used to live in a 740 square feet 2 BHK house and the house I moved into in Bangalore is around 860 square feet.

So, it is entirely upon the builder as to how much area he/she uses to build a 2 BHK configuration. But one crucial thing which I noticed a few days after moving to the house was that organisation of the room is a major factor that determines how many square feet are required for 2 bedroom house. In Mumbai, the house looked smaller than it was since it was cluttered with poor organisation. And the flat I rented in Bangalore was semi-furnished so I could arrange it to my will.

So, what is the minimum square feet for 2 BHK, this is a question that will always remain debatable, so we can do our part of a smart organisation and make even small rooms look spacious. And that is why I am going to share my tips on how I made my 2 BHK look more spacious.

Stair space

= 1 x 105 sq.ft. = 105 sq.ft.

2 balconies

= 2 x 20 sq.ft.= 40 sq.ft.

Circulation area

= 10% = 70 sq.ft.

Total square feet = 795 sq.ft.

Add 20% more for the area of the walls = 795 x 1.2 = 954 sq.ft. (covered area)

In some localities, the minimum area for 2BHK apartment can be 300-600 sq. ft., whereas it can also be 1500-2000 sq ft. in area. It all depends on the city you are located at and the land area you possess and it is extremely hard to say what is the ideal area for 2BHK apartment.

In a city like Mumbai, where real estate comes at a premium, a 700 to 800 sq. ft. apartment is considered rather spacious, whereas in Bangalore it is a 1000 sq. ft to 1200 sq ft 2bhk that is considered rather comfortable.
