How much construction is allowed on agricultural land?
I own an ancestral property near Bangalore which is an agricultural land. I wanted to produce rice on my property but due to Covid-19, I could not find laborers to help me plant rice seedlings. My property is located in a perfect place where all the amenities are accessible. It is a great place to live and I have also seen two of my neighbors converting the agricultural property to residential property. I reached out to lawyers but they suggested that I not convert the land and wait till the Covid ends. I was searching the internet when I came across a company that provides legal services. I contacted them with my query by mailing them. After 2 days they assisted me to connect with three lawyers. I hired a lawyer who promised to help me convert the land and assist me in the paperwork. He charged less than other lawyers so I thought he was the accurate person to hire.
He recommended me many suggestions:
He told me that I can build a property using 1% of the land area. To get the permission he suggested I submit permission in the collector's office. He also informed me that to build a property we have to pay taxes.
Since I was planning on cultivating rice he told me I can build a cottage or storage in the land. If the size of the cottage is 500 square meters you need to pay a fee, he informed
Since I wanted to convert agricultural land to residential land he told me that I need to go to the municipal corporation and get the approval. He told me, I have to pay a fee and obtain the CLU to convert the land.
