The common question related to agricultural land we tend to ask is how much construction is allowed on agricultural land in Maharashtra since the Maha government has come up with some news related to this. Earlier if we asked can we build houses on agricultural land the answer would have been no. It was illegal to construct a house on agricultural land. Also, the banks do not give loans on illegal constructions. But now the Government is trying to build a 'House for All'. If you are thinking can I build house in agricultural land, the answer would be yes depending on some conditions. You have to belong to the Economically Weaker Section (EWS) category to construct on agricultural land. Besides, the FSI limit should be 1. Anything more than this is illegal. These are terms you need to follow to construct a building on agricultural land in Maharashtra.- If you are building one or more farms for agricultural purposes the building area of the building constructed should not be more than 150 sq. ft in case, the area of the land is less than 0.6 hectares.
- If the area of the plot is more than 0.6 hectares you can construct farms that do not exceed one-fourth area or 400 sq. ft. Whichever area is lesser should be taken into consideration.
- For residential purposes, the area of the building should not exceed more than 150 sq. ft.

An agricultural land is not supposed to have a structure with more than 150 square feet of floor space. Before constructing any property, it must be converted for residential use. They do not allow any construction on agricultural land otherwise. The only state in the country that allows the purchase of agricultural land to construct hotels is Karnataka. Most states have their own rules and regulations about agricultural land. I was considering giving up my career and becoming a farmer to live a simpler life. You should read the details below. Since I lived in Mumbai for a few years, I got to know how much construction is allowed on agricultural land in Maharashtra.
Facts :Only farmers or agriculturalists can buy land in Maharashtra. The farmer does not have to necessarily belong to Maharashtra. Farmers from all states can buy land in the state.
If a citizen has a farmer certificate, they can buy agricultural land.
Alternatively, you can buy and construct on agricultural land if the land has been converted by the competent authority.
According to the rules and provisions mentioned in Maharashtra Land Revenue (Conversion of Use of Land and Non-Agriculture Assessment) , construction on agricultural land in Maharashtra is not allowed.
If you wish to develop the land, you will have to get the agricultural land converted into residential land.
You can get construction done on 0.2 gross plot area without making any payment of premium. If you pay the premium charge of 20% of the land rate, you can construct on 1.00 gross plot area. The maximum area of the building can be
150 sq.
