Here are the factors he informed me about for calculating the construction cost of building a 2BHK property.

Land Costs Come First

He explained the construction cost of a 2 BHK house depends a lot on where the land is. If you already own land, that’s great, but if not, it’s a major part of your total expense. Urban areas can make the costs much higher compared to smaller towns.

Size and Materials Matter

Next, we talked about the size of the house. A typical 2 BHK house is about 800 to 1,000 sq. ft. He told me the material costs alone could range from Rs.1,200 to Rs.1,500 per sq. ft., depending on whether I wanted basic or premium quality materials. 

For a rough estimate, the cost of construction will be Rs.1,700 to Rs.2,000 per sq. ft. So, for my 1,000 sq. ft., the cost would be Rs. 17,00,000 to Rs 20,00,000.

Labour Costs Add Up

Then he said there will be a labour charge. This charge depends on the area and type of work, averaging around Rs 300 to Rs 400 per sq. ft. This was something I hadn’t thought about before.

Design and Add-On

Finally, he pointed out that any extras, like fancy tiles or modular kitchens, would increase the cost. I kept it simple to stay within budget.

In the end, he estimated the total construction cost of 2 BHK house will be at least Rs.20 lakhs, depending on my choices. I hope you found this helpful.
