Location and demand:Location plays an important role in property renting. If a property is located on the main road, its demand will be high. People will be ready to pay a huge amount of money for it. But if the property is in a remote area, the demand for it will drop. The more demand, the higher the deposit.
Size:A small-sized company usually does not ask for a large amount of money as a deposit, as most people look for spacious commercial properties. In such cases, the deposit amount gets quite low. But it might not always be the case. If the space is well-equipped, lit and enjoys a great location, people will come for it, and the deposit amount can increase in such a case.
Use:The deposit amount is decent if you rent a property for business. But if you rent a commercial space for restaurants, shops, bars, or more, the deposit amount will increase.

Whether the property is located near restaurants, malls, and more
But do note that, as per the Model Tenancy Act of 2021, the security deposit should not be higher than six months' rent.
