What is EC?

EC is Encumbrance certificate, a document which certifies the status of pending dues such as taxes and legal cases (if any) on the property.

It is important to acquire an Encumbrance Certificate for your property. It comes handy when you want to apply for a home loan, transfer your property, have to produce proof in case of a legal trouble, want to know about past transactions of the property in case of a resale property.

But how to get it? How to apply EC online?

I am going to take you through the complete process. But first you must know that some states do not have an online process to apply for an encumbrance certificate. In that case you will have to submit an application to sub divisional magistrate along with a filled application form. You will have to visit the state website and check for the complete process under the Revenue Department tab.

How to apply EC online?

I will explain how to apply encumbrance certificate online, taking Andhra Pradesh as an example.

  1. Visit the official website of Registration and Stamps Department at http://www.igrs.ap.gov.in/ECCCOnline/

  2. Register or login using User ID, Password and enter Captcha

  3. Fill the application form that appears on your screen. You will have to provide property details, personal details, address proof, registration copy, sale deed/gift deed copy, etc.

  4. Submit the application and save the acknowledgement number

  5. Use the acknowledgement number to track your application.

Usually, it takes 15 to 30 working days to get the encumbrance certificate.

In states like Delhi, the process to apply for encumbrance certificate has not been moved online yet, but you can check the existing Encumbrance Certificate by visiting
