If you were living in Karnataka, you would know that earlier it was prohibited to buy agricultural land in Karnataka if an individual did not have any agricultural background. But this is not the case today. Before 2015 only farmers, people with agricultural backgrounds could only purchase agricultural land.  Till 2015 a person who was involved in non-agricultural activities with an annual turnover of 2 lakh was not able to buy agricultural land as per the law. In 2020 the Government of Karnataka removed these limitations and came up with a new where every individual could invest in agricultural land. So, buying agricultural land in Karnataka has become easy now.

Can non agriculturist buy land in Karnataka?

Yes, I have mentioned this above as well. It is legal to buy an agricultural land in Karnataka if you are a non agriculturist.

How to buy agricultural land in Karnataka by non agriculturist?

If you are non-agriculturist and you want to purchase a land for agricultural purposes you will need documents such as:

  1. Title deed of the property that confirms the seller’s name and the right related to selling the land.

  2. Sale agreement with the cost of sale, including the amount to be paid in advance and what is the time of sale.

  3. Proof of payment of stamp duty (Receipt of Stamp duty).

  4. Land registration papers which includes all the important documents such as original title deed, previous deeds, tax receipts and two witnesses for registration of the land

  5. Sale deed to ascertain transfer of the title of the land from the seller to buyer

  6. Encumbrance certificate (EC)obtained from sub-registrar’s office or Pattabook to ensure all the legal duties are executed.

  7. NOC from Tehsildar office

  8. Akarband issued by Survey department

  9. Saguvali chit/ certification of grant
