Last year, I decided to invest in real estate and started researching how to buy land in Pune. Finally, after researching a lot, I finally selected a plot in the Spring Green in Kasarsai - Hinjawadi Road, from NoBroker. I can share the steps that I followed when buying land in Pune. 

Is it Possible to Buy Land in Pune?

Yes, it is definitely possible to buy land in Pune. I opted for NoBroker as it avoids the presence of middlemen or brokers. I had to pay zero brokerage to buy this plot. The steps that I followed are,

  • Visited the

    NoBroker portal

  • Selected the buy option, and the city as Pune, along with 3 landmarks or localities like Hinjewadi, Tathawade, and Mahalunge.

  • Selected the Land/Plot option

  • Clicked on the search button

  • This provided me with a list of plot, and owner details

Out of the list, I finally opted for a 1,800 sqft plot at Rs. 13.5 Lakhs. I hope this helps you understand how to buy land in Pune.

  • Determine your budget, location, land size, and purpose (e.g., residential, commercial).

  • Confirm ownership, check for disputes or encumbrances, and ensure land use compliance.

  • Hire a local real estate agent and lawyer for extra safety.

  • Visit the land, assess its condition, boundaries, and amenities.

  • Negotiate price and terms with the seller.

  • Check for mortgages, obtain an Encumbrance certificate and property card, and verify the Title Certificate.

  • Draft and register a Sale Agreement.

  • Pay stamp duty, and register the land.

  • Ensure that structures have a valid OC.

  • Complete legal formalities and payments.

The location will depend on your choice and requirements but some areas in Pune where you can buy plots are:

  • Hinjewadi

  • Wagholi

  • Pashan

  • Baner

  • Kharadi

  • Hadapsar and others
