How to buy SRA flat in Mumbai?

When it comes to purchasing or selling SRA Mumbai apartments, there are a few norms and regulations that must be followed:

  • The beneficiary is subject to a lock-in period that prevents him/her from selling the assigned SRA Mumbai apartment for ten years. According to FPJ, the Maharashtra Cabinet subcommittee has approved a proposal to shorten the time required to sell SRA Mumbai flats from 10 years to 3 years in accordance with revised regulations for SRA in Mumbai 2021. After three years of hutment destruction, the SRA Mumbai apartments can be sold.

  • After ten years, if the SRA building is sold, the state government is entitled to a portion of the proceeds. The transaction fee is a part that is considered necessary at the moment of property registration.

  • No SRA Mumbai apartment may be purchased by the first vendor.

  • The purchaser of a unit in an SRA building must be a member of either the lower-income group (LIG) or the economically weaker section (EWS) (MIG).

  • The husband and wife's names will both be on the sale document for the apartment in the SRA building. The purchase of SRA apartments is not permitted by partnership firms or organisations.

Documents to check before buying a flat in SRA Project
