Floor area ratio is the ratio of total usable area in a building to the total area of the land or plot on which it is constructed. The floor area ratio formula, therefore, is

Floor Area Ratio = Total usable building area / gross area of land on which the building is constructed

Floor area ratio is determined by the municipal bodies of the area. Another name for FAR is Floor Space Ratio or Floor Space Index. 

The floor area ratio calculator works on the basis of the following factors:

  • Height of the building

  • Size of the land parcel it is built on

  • Number of floors constructed

  • Usable area of the building

How to calculate floor area ratio?

For example,

A developer has a 45000 sq ft of land on which he has constructed 5 floors of 10000 sq ft each, the floor area ratio will be calculated as follows:

FAR = (5 X 10000) / 45000

FAR = 1.11

FAR doesn’t exceed more than 2.5 usually.
