FSI calculation in Chennai is done by the proportion of the total finished floor area of a structure to its total land area. 

What is the Process of FSI Calculation Chennai?

According to the Tamil Nadu Combined Building Rules, 2019, the following criteria will determine the building's maximum floor area:

  • The kind of structure (commercial, residential, etc.)

  • All pertinent construction details, such as the building's intended use (medical, educational, etc.) and number of storeys

  • The building's height indicates whether it is a low-rise or high-rise structure (low-rise structures must be no taller than 18.30 meters).
