How to calculate property tax Delhi?The calculation of property tax in Delhi is based on unit area system. There are a few factors which are taken into consideration such as age of the property, built up area, usage of property, and structure of the property.
The formula to calculate property tax Delhi is:
Property tax = Annual value x Rate of tax Where Annual value = Unit area value per sq meter x Unit area of property x Age factor x Use factor x Structure factor x Occupancy factor.
You must note that Unit area value is categorized in 8 categories named as Category A to Category H. This rate is given per square meters in Rs.
The age factor for buildings constructed before 1960 is 0.5. For those constructed between 1960-69, 1970-1979, 1980-1989 and 1990-1999, the age factor assigned is 0.6, 0.7, 0.8 and 0.9 respectively. Whereas, age factor for properties post 2000 is 1.
Similarly, use factor is assigned for residential, non residential, industry, entertainment and club, and restaurants and hotels differ in the range of 1 to 10.
