How to calculate plinth area?

The covered built-up area measured at the basement’s floor level or any storey’s floor level is known as the Plinth area. It is the entire area occupied by the building including external and internal walls. In general, the Plinth area, also known as the built-up area, is 10 to 20 percent more than the carpet area. Do you know how to calculate the plinth area? If not, let me explain in simple terms.

Things to include while calculating the Plinth Area:
  • Entire carpet area

  • External and Internal walls for air conditioning ducts, firefighting, telecom, electrical, sanitary, and plumbing services (they should not exceed 2 sq. m in area)

  • Area of walls at the floor level including the shared wall area that separates the 2 buildings. Part of the area of this wall is considered as built-up area

  • Based on the recess height. If it's more than two meters, then 100% of the area is included. If it’s one to two meters, then 50% of the area is included. If it is up to one meter, then 25% of the area is included.

  • Head room other than the terrace level

  • Utility Ducts within unit’ walls

  • Opening left for Elevators

  Things to exclude while calculating the Plinth Area
  • Lift machine room

  • Enclosed Balconies

  • Open Staircase

  • Area including the architectural bonds, cornices, and more

  • Common Areas

  • Loft area

 

Use the formula given below if you want to know how to find plinth area:

Plinth Area = Carpet Area of the building + opening of elevators + parasitic area + areas of the walls + area of the balcony, etc.
