How Super Built Up Area is Calculated?
He explained everything in simple terms, which really helped me grasp the concept. He told me that the super built-up area includes not just the area of the apartment, but also the shared spaces like lobbies, staircases, and amenities. It gives a clearer picture of what you’re paying for.
Calculating the Area: He said to measure the carpet area, which is the actual area inside the apartment. Then, add the wall thickness and shared areas. This is how super built-up area is calculated. He showed me how to add around 10-15% for the common areas.
Applying the Formula: Then he shared a formula with me: Super built-up area = Carpet area× (1+loading factor)
For instance, my flat’s carpet area was 1000 sq ft, and the loading factor was around 60%, meaning 1.6 multiplied it. So, using this formula: Super built-up area = 1000 ×1.6 = 1600 sq ft.
Here, 600 sq ft represents the loading factor covering the common spaces.
Checking Documents: After calculating, he advised me to check the builder's documents. They usually have a breakdown of the super built-up area, which helps avoid confusion later.
Finalising the Numbers: We ended up with a number that represented not just my living space, but also the amenities I'd enjoy. It made me feel better about my investment.
