House owners often don’t know anything about built up areas or super built up areas. I will clear up the area around what is super built up area and super built up area calculation in this answer. 

Super built-up area is the overall total area of a property which includes carpet area and built up area. If you don’t know what carpet area is, I must tell you, it is the usable area in a property or simply put, the area where you can lay down the carpet. Whereas, built up area is area covered by entrance lobby, corridors, stair cases, lift shafts, lift lobby, generator rooms, club house, security room and other common areas in the complex. 

Please keep in mind that while calculating the super-built up area, the area covered by underground sump, water tanks, walk ways, swimming pool, open sports facilities, weather sheds, inaccessible flower beds, lofts, etc. is not included.

You can do super built up area calculation using the following formula,

Super built-up area = Carpet area (1+loading factor)

Or

Super built-up area = Built up area + Proportionate Common Area

Builders consider 1.25 as a multiplying factor for common areas while calculating super built up area. Therefore, the saleable area has increased by 25%. This increased percentage is known as loading factor.

Let us understand these calculations using an example. 

Assuming the carpet area is 800 sq ft, and the builder adds loading of 20 per cent, this will be the calculation for super built up area:

Super Built up Area = 800 (1+20%)

Super Built up Area = 960

Therefore, you will pay for 960 sq ft.

I shifted away from home for the first time because of my job almost 2 years ago. After 6 months; I thought of investing in some property, but since it was my first time investing in a property, I wanted to make sure whether my investment will be good enough. I wanted to understand how is super built up area calculated. I reached out to my cousin, a real estate investor, who came over to help me figure it out. He said I can calculate it by simply adding the built-up area and common areas.

How Super Built Up Area is Calculated?

He explained everything in simple terms, which really helped me grasp the concept. He told me that the super built-up area includes not just the area of the apartment, but also the shared spaces like lobbies, staircases, and amenities. It gives a clearer picture of what you’re paying for.

  • Calculating the Area: He said to measure the carpet area, which is the actual area inside the apartment. Then, add the wall thickness and shared areas. This is how super built-up area is calculated. He showed me how to add around 10-15% for the common areas.

  • Applying the Formula: Then he shared a formula with me: Super built-up area = Carpet area× (1+loading factor)

    • For instance, my flat’s carpet area was 1000 sq ft, and the loading factor was around 60%, meaning 1.6 multiplied it. So, using this formula: Super built-up area = 1000 ×1.6 = 1600 sq ft. 

    • Here, 600 sq ft represents the loading factor covering the common spaces.

  • Checking Documents: After calculating, he advised me to check the builder's documents. They usually have a breakdown of the super built-up area, which helps avoid confusion later.

  • Finalising the Numbers: We ended up with a number that represented not just my living space, but also the amenities I'd enjoy. It made me feel better about my investment.

Built-up Area = Carpet Area + Wall Area + Balcony Area

Now, as everyone mentioned in the super built up area formula, it is equal to

Carpet Area x (1 + loading factor)

Definition :

In simple terms, the Super Built-up area of a property is the saleable area. It is inclusive of the carpet area along with the areas like the terrace, balconies, areas occupied by walls, and areas occupied by common/shared construction (e.g. lift, stairs, etc). Some builders include common amenities like a pool, clubhouse, and garden in the Super Built-up area. 

It is built-up area = + common area

Since you will be paying for the salable area while buying property, it is pertinent to know the super built up area calculator. The formulae you should follow is Super built-up Area = Built-up Area + Proportionate Common area

Remember, that Super built-up Area does not include :
