Here is a complete breakdown for your convenience. Before telling you the complete procedure I must tell you that land conversion rules are different for each state and you will have to visit the website of land records of your state to file your request or visit the sub registrar’s office. How to convert agricultural land to commercial land? Here are a few basic steps that you need to follow for land conversion:
  1. File an application with the commissioner of the Land Revenue Department and add details of your land, and reason of the land conversion.
  2. Submit the required documents at the office. The list of documents required for land conversion are as follows:
  • Rights, tenancy and crops (RTC) document
  • Mutation extract
  • Original sale deed
  • Partition deed (in case of inheritance)
  • Latest tax receipts
  • Certified survey map
It is important to have an RTC document as you will have to furnish details of your land such as total extent of land, names of the present and previous owners, kind of soil and crop, mortgages, if any.
  1. After submitting the documents, you will have to pay a land conversion fee according to the nature of land, location and area.
  2. The land conversion may take up to a months’ time to happen as the officers in the Land Revenue Department verify your claims and assess the overall application before granting the permission.

My grandfather converted some of the agricultural land into commercial nd the documents he needed were:

  • Mutation certificate

  • Application form 1A

  • Copy of R-o-R

  • Copy of rent receipt

  • Map showing the connecting roads to the road

  • Plot details

  • Copy of NOC of Pollution Control Board

  • Copy of Detailed Project Report (DPR) and more

 

The fee structure is minimal, about Rs 500.

change of land use from agricultural to commercial offline, simply approach the Officer of the concerned block land and Land Reforms Officer or District Magistrate and get it done by them just by filling a form. This is the simplest process so just take a day off and get it done. You will need to carry the documents and pay the fee physically.

The cost of converting land use to a different use is regulated across Indian states and is decided by the land area and collector rate – the larger the total area, the higher the conversion fee. A portion of the collector rates is imposed to let agricultural land be converted to residential.

Conversion costs in Delhi range from 14,328 to 24,777 per sq metre, while FAR charges in different industrial sectors ranging from 3,039 to 7,597 per square metre. A fee of Rs.1 per sqm for an area up to 2,000 sqm should be paid if the land is located in a village with a population of fewer than 5,000 persons. However, if the land is in a town with a population of more than 5,000 people, a fee of Rs.2 per square metre for an area of less than 2,000 square metres must be paid. If the area in the same village reaches 2,000 sqm, a cost of Rs.4 per sqm must be paid.
