You can not build a house on agricultural land. If you have agricultural land that is not in use, you may want to construct a residential or commercial property on it. For that purpose, you need to convert your agricultural land into residential land. Application 

Submit an application addressed to the land commissioner of the revenue department, which comes under the city authority development for the land conservation and reason to change the land title. 

After the approval of the application, the tehsildar will grant you the land conversion certificate.

  • RTC (Record of Rights, Tenancy and Crops)

  • Copy of land record.

  • Conversion fees can differ from state to state. Mainly the fee is from Rs. 100-500 depending on the state. 

  • In Bihar, the land conversion fee is 10% of the value of the property.
