The zone change is necessary for a property if the owner wishes to use this property for another purpose. Eg. Residential use to commercial use, agricultural use to non-agricultural use etc. I will share with you how to convert public semi public zone to residential.

How to convert public semi public zone to residential Karnataka?
  • You will need to submit an application to the district collector's office/tahsildar.

  • The application will have details about the reason for the conversion of the public semi-public zone to residential. You will need to attach floor plans from a licensed engineer or licensed architect. 

  • You will need to attach certain documents including property papers. 

  • Once your application has been approved, the government authority will execute the necessary modification proposal. 

  • You will need to pay a conversion fee as prompted by the authorities. Usually, it is 0.50% amount of the land rate or Rs 20,000/- 

  • Finally, the application will be checked for revenue clearance and technical clearance. 

  • Then, the conversion order will be given.

You will need the following documents for the process:
  1. Certified survey map 

  2. A copy of the standard part map 

  3. Colour copy of up-to-date satellite imagery 

  4. Certified copy of the relevant village plan

  5. Affidavit / Bond letter made by the landholder

  6. Land ownership records

  7. Other ownership documents 

  8. Other useful and supplementary documents/maps
