  • Click on the link given above

  • Now if you are a registered user, login using your credentials. If not, register and then log in to the portal

  • Now go to ‘e-services’ tab

  • Click on ‘certified copy’ and select ‘search and apply CC’

  • Now pick the document from the dropdown list, add personal details and proceed to the next step

  • You will have to pay the fee as directed on the screen using online payment methods

  • Once you submit your request you will get notification on your mobile phone.

The concerned office will approve your request within the next 3 days and you will be notified on the digitally signed copy of the document you requested on this portal itself.

Nowadays, you do not need to visit the office physically to get a certified copy of documents. What he has mentioned about online EC is correct. Since he has mentioned EC I would like to answer how to get certified copy of sale deed online in Karnataka. A sale deed is indeed an important document and without a sale deed you cannot buy or sell a property. 

How to get certified copy of sale deed online in karnataka?

You can get a certified copy of sale if your property is registered after 2004. 

You cannot get a sale deed online which was registered before 2004. 

To understand

how to get copy of document in register office online you need to :

  • Visit the Kaveri website.

  • Get registered on the Kaveri website. 

  • Login with the credentials.

  • Under the services tab, you will see the option to ‘Know your SRO’

  • Check the details of the sub registrar office on it.

  • Once you have the details, you can get in touch with the sub registrar office to fix an appointment and get a copy of sale deed from them.

This is the best that I can suggest to you for downloading sale deed online in Karnataka. I checked and it turns out that you can download EC and CC but not the sale deed.

Steps to get Encumbrance Certificate
  1. Visit the website Kaveri Online Services at

    https://kaverionline.karnataka.gov.in/

  2. Select ‘Register as New User’.

  3. Click on ‘Register’ after filling the Registration form. An activation code and a password to login will be sent to your email address and mobile number

  4. Click on ‘Activate’ after entering the activation code.

  5. Login with your credentials and change the password if you want.

  6. Choose the ‘Online EC’ option from the ‘Services’ section after successfully logging in.

  7. You can get the records of the years 2004 onwards by selecting the property registration duration.

  8. Fill the required details and click on the ‘Send OTP to View Document’.

  9. You will receive an OTP on your registered mobile number.

  10. Enter the OTP and click on ‘View Document’.

  11. Click on ‘Check to apply for digitally signed EC’ and click on ‘View Document’ to download a certified copy of Encumbrance Certificate.

  12. A PDF document will open. Click on the ‘Proceed’ button and download the PDF and pay the fees.

  13. After online payment, an online payment receipt will be generated.

  14. Click on the ‘Refresh Payment Status’.

  15. Your application will be submitted and saved in ‘Pending/Saved Application’ section. Your request for the signed copy of EC will be forwarded to the concerned authorities to sign it digitally.

  16. Once the digitally signed copy is ready, you can download it.
