How to Get EC in Bangalore Online?

I followed the below procedures to get an Encumbrance Certificate easily:

  • I first signed in with my registered Login Name and Password via

  • Then, I clicked on the “Online EC” button.

  • Next, using the sale deed, I selected the time frame. 

  • I entered the necessary data, including the property's measurement and type number and so on.

  • I then selected "Send OTP." I was able to access my Encumbrance Certificate after inputting the OTP.

  • After that, I selected "Check to apply for digitally signed EC." 

  • Finally, I downloaded the digitally signed copy of my EC certificate by paying a fee.

  • Get a Form 22 and complete the required information. Then affix it to the application form with a Rs. 2 non-judicial stamp.

How to apply for Encumbrance Certificate Online in Karnataka?

EC (Encumbrance Certificate) is one of the most essential documents for validating a property title during the property purchasing process. The EC record ensures that the property is free from any monetary or legal dues.

How to Get Encumbrance Certificate in Bangalore:
  • Go to the Kaveri Online Services and click on “Register as a new user” to register yourself on the platform if you don’t have an account already

  • After creating the account, log in to the platform and change the password.

  • After that, go to the  “Online EC” tab

  • Fill in the details like the property registration duration property details, and the property boundary details, and click on the ‘Send OTP to view Document’ option.

  • Now, you will receive an OTP on your registered mobile number. You can use this OTP to view/download Property EC online. Please remember that it won’t be digitally signed.

  • If you want the digitally signed copy, you will be required to pay the fee. For this, go to the option ‘Check to apply for digitally signed EC’ option and then go to the ‘View Document’ button. Then go to the ‘Proceed’ option and pay the fees.

  • After that, you will get the transaction receipt. Now, Click on the “Refresh payment status” option and your Encumbrance Certificate application will be submitted and saved under ‘Pending / Saved Application’ section.

  • Finally, you will get the digitally signed EC.
