An encumbrance certificate is required to show that the property is free of legal and monetary liabilities. Encumbrance Certificate is a must to secure a home loan or to transfer a property. All the information of property transactions are recorded in the Encumbrance Certificate. To know how to get encumbrance certificate online Chennai, you need to login to the official website of Tamil Nadu. You will receive a notification on your registered email id or phone number and after that you can log in.

I have obtained my Encumbrance Certificate online through TNREGINET website and I feel that the online process is more easier than the offline one. Let me share with you a step by step process to obtain an Encumbrance Certificate online in Chennai.

Step 1:

Go to the Inspector General of Registration (IGRS) Tamil Nadu, TNREGINET website.

You can visit the website by clicking here.

Below E-Service Option tap on Encumbrance Certificate> Search> Apply EC.

Step 2:

You will be redirected to a new page. You need to enter information such as Time, Survey details, House details, Old survey number, TS number, owner details, father’s name along with the required documents.

Step 3:

Fill in Captcha and hit on 'Search'

Step 4:

Tap on 'Apply Online'

Step 5:

Fill in your name and contact details.

Step 6:

You need to make the payment to obtain EC. You will find different payment options. Choose one of them as per your convenience. 

Step 7:

After the payment you will receive information like bank reference number, CIN number and transaction ID.

All the information will be verified by the authorities in the sub-registrar and EC will be given to the applicant's username.

Step 1:

Go to the Inspector General of Registration (IGRS) Tamil Nadu, TNREGINET website.Below E-Service Option tap on Encumbrance Certificate> Choose view EC.

Step 2:

Enter details such as zone, district, sub-registrar office, EC start and end date, Village, survey number and subdivision number. You need to enter a code after this and hit 'Search'.

Step 3:

You can also check the EC with the 'Document wise' option. Below this option you need to fill in details such as ear, sub-registrar office, document number, and type. After this you need to fill in the captcha and hit 'submit'.
