How to Convert Agricultural Land into Commercial Land?

How Much Land Conversion Fee in Telangana State?

I checked out the answers written by Mr Pankaj and Ms Neha Sharma. As mentioned by them you cannot change a land title on your own. For this, you need to get a land conversion order copy online or offline. Ms Neha Sharma and Mr Pankaj have covered how to apply DC conversion order copy online so I will share with you how to avail of land conversion order copy offline. At times, we find that getting a hard copy becomes an easier option than availing of a soft copy. So, I am sharing the offline process to avail land conversion order copy.

Hire expert lawyers and let them assist you in finding land conversion order copy online
  1. Get approval from the concerned authority. Write an application to the Deputy Commissioner or the Collector and request them for land conversion. You will need to submit a few documents such as a land record certificate, copies of the land map, measurement plan, and mutation letter, among others.

  2. After getting the application authority will verify the property details. Officials will come and check the vacant land. If your property has disputes the application can get rejected. If a property has existing structures or high-intensity electricity lines the application can get rejected again.

  3. The sub-divisional officer will contact the Planning and Development Authority to check the master plan to check if the property has municipal boundaries. They will also do a thorough inspection to know if there are any land-related issues.

  4. After this, the CLU (Change of land use) authority will approve the application. The CLU generally takes 30 days to make changes in land records.

I have shared the offline process but since I am from Telangana I would also like to share how to get a land conversion certificate in Telangana.

Hey,

I want you to know that different states have certain rules and guidelines that an individual is required to follow to ensure proper land conversion. In some states, the planning authority deals with the process of overseeing a change in land use. While in other states, the revenue department issues the CLU (Change of Land Use) certificate to the owner. Some states allow you to apply as well as check land conversion status online while in other states, you will have to apply for this certificate in person.

In a typical process, you have to apply to the sub-divisional officer/the revenue department/the District Collector/District Commissioner to get the CLU certificate. In States where there isn’t any proper authority, you’ll need to approach the District Collector, tehsildar, or district magistrate to obtain this certificate.

For instance,

If you have to change the use of your property from agricultural to non-agriculture in Faridabad, you’ll have to apply to the Directorate of Town and Country Planning, Haryana to get the CLU permission. Let me tell you about the land conversion online process:

First, register on the Haryana Town and Country Planning Department online portal. After that, you have to tap on the ‘e-CLU’ option and then on the ‘file new CLU’ button.

Process:
  • Fill in the ‘Ownership Status of Applied Land’ section. Here you will have to enter details like the khasra numbers, village names, mustil, tehsil, and intended use of the property (industrial, commercial, residential, etc.).

  • After that, fill in the ‘Applicant details’, such as the applicant type (company, individual, etc), property’s total area, etc. Here, you’ll have to upload your ID proof.

  • Next, fill in the ‘Address details’

  • Fill in the ‘Site and Financial Details’ like the type of the property’s construction, routes connecting the site, etc. Here, you’ll need to submit a CLU permission form copy, site photographs, and the building plan.

  • Fill in the ‘Financial capacity’ details. Here, you’ll need to submit the project details of the property you are planning to build, etc.

  • Upload these documents:

Prescribed form (CLU-I)

Mutation certificate

Jamabandi

Ownership/title document (gift/sale/exchange deed)

Survey plan of the land

Sajra plan from the patwari

Indemnity bond

Submit the application.

  • After that, you’ll get an application number via email.

Now you know about the land conversion certificate download process.
