A non objection certificate is an important legal document which entails details about the legality of land and its clearance from any legal or technical issues. NOC for land is usually issued by the authorities in the sub registrar office and deputy commissioner of the area to ascertain that the land in concern is under no legal trouble or technical glitch. When you are purchasing the land or property, you have to obtain NOC from the builder, and concerned authorities. 

How to get NOC certificate for land?

I recently bought a property in Delhi and so I can help you know the process that I followed. I am sure similar processes will be followed in other states and cities of the country. So read till the end to know about land NOC.

  • Go to the sub registrar office

  • Ask for the application form for No Objection Certificate and fill it up carefully

  • The buyer and seller, both must sign the application form

  • Attach the required documents with your application - PAN Card, photo ID, buyer and seller affidavit separately, aadhar card, and revenue receipt 

  • You will have to pay the requisite fee at the SRO office and they will give you an acknowledgement receipt.

They will issue the NOC after verifying all the claims and documents.

Hi Pritam,

My brother-in-law was in the process of Selling his land in Assam and his agent told him that he has to apply for NOC for land sale. He was unaware of the process. Since I have a few connections in the builder community, he called me up to know if this was necessary. I told him that is actually due process. He then asked what is NOC land and what documents will he be asked to produce. I took one of my builder friends over a conference call and this is what he explained:

No Objection Certificate for Land, as has been mentioned by Mr. Pushpendra here, is needed to ensure that there are no legal or financial dues on the land. Since there are higher chances of frauds, it is important to get NOC Land sale permission from the sub registrar of the area where your land is located.

Documents Required for NOC Land Sale Permission

Anuj told my brother-in-law that there will be approximately 7 to 8 requirements which need to be fulfilled before getting the NOC. I had typed down the list of documents he mentioned just in case I needed it. I will share it with you.

  • Land sale permission of Deputy Commissioner

  • Particulars of land document and ownership of land

  • Trace map

  • Affidavit from sellers and buyers

  • Layout plan of the land

  • Passport size photograph of buyer and seller of the land

Apart from this, he said that authorities can ask for the documents they deem relevant so it's safe to carry all the land related documents and identification documents.

Process to obtain NOC land

Unfortunately, just like Mr. Pushpendra mentioned, there is no online process in Assam to get NOC. The application, however, can be downloaded from the link below and after filling the information in it. A hardcopy of the application form with documents was submitted at the GMDA counter.
