It is the primary record that specifies how rights on land are derived for the landowner and also the record keeps track of the transactions of the property regularly. As far as I know, there isn’t any online process to obtain RoR. If you want to get a copy of RoR, then you will have to visit the respective office of the Collector/Tahsildar/Block officer/Patwari.

• Fill and submit the application form along with the required document

• After that, authorities will verify the submitted application and documents. You will also have to pay the required fee.

• Authorities will record the entries and give you a record number as acknowledgment.

• They will process your application and further verify your details.

• You will get notifications regarding the status through an SMS.

• After the verification, you will have to revisit the office to get the revenue record.

• Latest land revenue receipt

• Property documents’ copy (sale deed)

To make the land transactions more effective and transparent, Kerala links Aadhaar and land revenue info with a Unique Thandaper Number, that would help the authorities identify the total land in possession of an individual in a few minutes. A gazette notification has been issued by the state government to link the Aadhaar with land records with the owners’ consent.

A unique Thandaper (the revenue record of a property) number of 13 digits will be issued to the landowner once the Aadhaar is linked. The properties of a landowner, irrespective of the location of their landholdings, will then be registered under this unique ‘Thandaper.’
