When you rent a land or give on lease, it's crucial and compulsory to sign a Lease Agreement on a stamp paper of a minimum of 100 rs. This agreement should contain all information and details about the amount for per annum per acre, who is going to pay for maintenance of pump, pipelines, electricity bills and other issues which may be important regarding the land. There should be a main clause determining the lease period and the effect of any statutory changes if happens during the tenure of the lease. If it is agricultural land, the Lease Agreement will be drawn taking into consideration factors such as nature of land, availability of ground water as well as canal water, crops insurance, etc. If any need arises for construction of any structure or any facility on the land ,then the conditions regarding the same have to be drafted in the lease agreement.
Once all the terms are negotiated between both the parties, compulsory registration is required along with the payment of stamp duty.
