Comparative Method:

It is a direct and simple method of evaluation used to calculate the price of land. In this method, the calculation of land value is done by comparing your land with the recently sold land that is similar to the one that is appraised. Belting Method:

In this method, the calculation is done based on road frontage. First, divide the entire land into 3 belts. All these belts are valued at different rates:

The 1st belt has a maximum value.

The 2nd belt is valued at a 2/3

rd

rate of the 1st belt.

The 3rd belt is valued at a 50% rate of the 1st belt.

Guidance Value Method:

The state governments have made this task to determine the land value easy for us by fixing a minimum value at which the property should be registered. This is known as a guidance value or ready reckoner rate or circle rate, etc. This rate varies from location to location and has changed periodically to match market rates.
