Wondering how to check if property is A Khata? In Karnataka, especially in Bangalore, property classification is denoted by two terms: A Khata and B Khata. Let’s explore the key differences.

How to Know If Property Is A Khata?

To know whether the property is A khata or not, you must first know the differences between A and B khata.

A Khata: This signifies that the property complies with all government regulations and construction norms in Bangalore.

Benefits:

  • Proper tax payment to the Bruhat Bengaluru Mahanagara Palike (BBMP).

  • Enables filing for building plan approvals, trade approvals, building licenses, and bank loans.

Legality: A Khata properties have genuine documents and are verified by state agencies.

B Khata indicates that the property is either illegal or violates government regulations.

Challenges:

  • Denied loans and extension/construction permits.

  • Difficulties in obtaining electricity and water supply.

Conversion: B Khata properties can be converted into A Khata by paying betterment fees and penalties.

How to Check:

Look at your property documents:

  • A Khata: Follows all rules and regulations.

  • B Khata: May have legal issues or anomalies.

  • Verify with local authorities or the BBMP for more information.

Understanding these distinctions is crucial when buying property in Bangalore. It helps you make informed decisions and avoid unnecessary complications. If you have the Khata certificate and extract, you can determine whether it’s an A Khata or B Khata property. Remember, A Khata properties are more reliable and legally compliant, while B Khata properties come with limitations and risks. I hope this helps you understand how to check if property is A khata or not.

If you have Khata certificate and extract, then it is an A khata property and for B khata, you must have Form B Property Registry Extract clearly written on them. I would advise you to check the khata properly and you will know it yourself. As far as I know, if you have a khata, your property is A khata property only as B khata properties have no kkhata given but there is only extract of the page of the Form b register.

Properties listed in the Revenue officer’s register of vacant land buildings are called A khata and B khata properties are maintained by the revenue officer in the Form B register.
