There are many of us who confuse building tax with property tax. But there is a significant difference between the two. As per the Kerala Building Tax Act 1975, Building Tax is a one time tax applicable for all buildings which are constructed on or after 1st April, 1973. A Luxury Tax of Rs 4000 is also imposed yearly on the buildings constructed on or after 1st April, 1987 with a plinth area of 278.7 square meter or more. This luxury tax is in addition to the one time building tax. In this answer I will cover

In Kerala, you can make online payment of Building Tax using Sanchaya online services. Using this service you can pay your building tax, rent, professional tax, and license fee without visiting offices physically. All you need is a computer/ laptop/ smartphone with internet connection.

Following are the steps you will need to follow to pay your Building Tax using SANCHAYA ONLINE SERVICES:

  1. Visit the site on the given link:

    https://tax.lsgkerala.gov.in/epayment/

  2. Select ‘Login for Online Payment’. Fill your Username and Password if you already have an account. Otherwise create an account with Sanchaya as a first time user.

  3. Select ‘New User Registration’ which will be followed by the form. Fill all the required fields and captcha code and then submit the form. 

  4. A registration confirmation code will be sent to your email ID. Click ‘Confirm Registration Link’.

  5. A new form will display to accept your Registration Code. Enter your Registration Code, Captcha Code and submit. Your registration with Sanchaya is complete.

  6. Now login using the log in page. 

  7. All the properties listed under your name will be displayed here to pay your online taxes. It will display the pending demand to be paid by you. Check and confirm to proceed for online payment.

  8. Complete the payment and take a print out of the receipt from the Reports section.

It will include a list of every building the citizen owns along with the taxes owed on each one. After the tax has been paid online, each receipt can be printed independently.
