Hello. I recently went through the process of DTCP regularisation. I live in

Madurai and had an unapproved plot. Thus, I asked my lawyer regarding the process. She told me the method through an easy online procedure. So, let me assist you with the same.

Regularisation of unapproved plots 2023

The regularisation of plots in Tamil Nadu is two-fold. Let me discuss that with you first. 

  1. The first step is regarding the regularisation of the layout by CMDA/LPA/Regional Deputy Directors, of Town and Country Planning Development concerned. These bodies will examine and then issue an in-principle approved layout framework plan to the respective local administration.

  2. The next stage will see the local administration issue a regularisation order and regularisation plan for the plot according to the in-principle approved layout framework plan post the confirmation of the ownership of the plot and the collection of the balance regularisation charge including any extra charges, if applicable. 

Procedure for unapproved layout regularisation

  1. Register yourself on the TN Layout

  2. Choose the agency between CMDA and DTCP in whose jurisdiction the layout is situated.

  3. Then log in with your User ID and Password.

  4. Fill out the form and submit it.

  5. Next, pay the scrutiny fee per plot online. You will have the facility to choose between credit or debit cards, UPI, net banking and more.

  6. Once the regularisation for your unapproved plot has been regularised, you will be notified about the same.

How to get approval for unapproved plots?
  • You will need to submit an application for approval of the plot to CMDA/LPA/Regional Supervisors of the Town and Country Planning Department. 

  • You will then need to choose the required area of regularisation. 

  • Then, you will need to submit proof of ownership.

  • You will need to Pay the balance regularisation charge as stated by the authorities. 

  • Once all the documents have been approved, a new layout framework plan will be issued by the concerned local body.

  How to regularise unapproved plots online?
