You will have to apply at the sub-registrar’s office to transfer property. Since there is no will, all the legal heirs will also have to submit NOCs depending on the settlement. If any beneficiary pays other legal heirs to get their shares, then it needs to be specified in the transfer paper.

Beneficiaries have to apply for mutation of the title after registration. It shows the change in ownership in the revenue records. You can do this at the local municipality office. After the mutation, the property tax will be in the new owner’s name.
